Eviction Notice Generator
What this generator does
This page builds an eviction or lease-termination notice from a form. You choose a state, a notice type, the landlord and tenant, the property, the lease details and the reason for the notice. The page writes a plain-text notice that you can edit, copy or download. It runs entirely in the browser. It is a drafting aid, not a court form and not legal advice.
Eviction law is local
Eviction rules differ by country, state, county and sometimes city. The required notice type, the number of days, the wording, the service method and the court process can all vary. A notice that is valid in one place may be invalid in another. This generator cannot know which local rules apply to your property. Before serving anything, confirm the current requirements with a local lawyer, a court self-help center or the appropriate housing agency.
Notice types
The menu includes nonpayment of rent, cure or quit, unconditional quit and no-cause. The labels are generic; local law may use different names and may not allow a particular type for your situation. A nonpayment notice usually gives the tenant a chance to pay. A cure notice asks the tenant to fix a violation. An unconditional notice may end the tenancy without a chance to cure, but only where the law allows it. A no-cause notice is also highly jurisdiction-dependent.
The state field is not printed
The form validates a state, but the current generated notice does not print the state or a statute citation in the body. That is a significant limitation. Add the state, the correct legal reference and any required language before serving the notice. Do not assume that selecting a state makes the output compliant with that state's law. The state selection is context for you, not a legal engine.
Parties, property and lease
Enter the landlord name and address, the tenant name, the property address, the lease term and the end date. Use the names that appear on the lease and the address of the rented unit, not a mailing address that could be confused with it. A notice with the wrong tenant name or the wrong property can be challenged. If there are multiple tenants, follow local rules on how each one must be named and served.
Violation and rent owed
For a nonpayment notice, enter the rent owed and the period it covers. Attach a rent ledger if the local process requires one. For a violation notice, describe the specific conduct or condition and the lease term or law it violates. Avoid vague claims such as bad behaviour. A notice should tell the tenant what is wrong and what must happen, not just that the landlord is unhappy.
Cure period
The cure-days menu offers 3, 5, 7, 10, 14, 30 or a custom number, with 5 as the default. The correct period depends on the notice type and local law. Do not shorten a period because the form offers a smaller number. If the law requires a specific calculation method, such as excluding weekends or counting from service, follow that method. The notice should state the deadline clearly and consistently.
Service and delivery
The delivery field is a label for your records. It does not perform service. Local rules may require personal delivery, posting, mail, email or a combination, and may have specific rules about who may serve the notice. Keep proof of the method you use. A notice that was never properly served may not start the process, even if the wording is correct.
Advanced options
The advanced section can add a statute reference, an extra clause, a Fair Housing statement and a COVID-related clause. These options are not a compliance checklist. Do not add a statement you cannot support. Do not assume that a Fair Housing or COVID clause is required or sufficient in your area. Review the final text against the current local requirements.
Output, copy and download
The notice appears in an editable text area. Copy puts it on the clipboard, and the download button saves a text file. The page does not file the notice with a court, serve it or notify the tenant. You still need to prepare the final document, sign it if required and follow the service rules. Keep a copy for your records.
Legal limits and disclaimers
This is a template, not legal advice. It does not create an attorney-client relationship. Eviction can have serious consequences for both parties, and an invalid notice can delay the process or expose the landlord to liability. If you are a tenant, do not ignore a notice; get local advice quickly. If you are a landlord, have a local professional review the notice before serving it.
Privacy and sensitive information
The notice contains names, addresses, rent details and allegations. The form runs in the browser, but the downloaded file is not protected. Do not enter information you would not want on a shared device. Clear the form when you finish. Serve the notice only through the method allowed by local rules, and keep personal data out of public posts.
Common problems
If the notice looks generic, add the state, the statute and the required local language. If the deadline is wrong, recalculate it from the service date. If the tenant name is wrong, correct it. If the rent amount is disputed, attach a ledger. If the notice type does not fit, do not force it; get advice. If the download is empty, generate the notice first.
What not to do
Do not use the notice without checking local law. Do not rely on the state field as proof of compliance. Do not shorten a cure period. Do not serve a notice by a method the law does not allow. Do not include threats or discriminatory language. Do not treat a template as a court order. Do not ignore a notice if you are the tenant.
