UK Land Registry Fee Calculator
Estimate HM Land Registry application fees for England and Wales. Choose an application, enter the transaction value and rent where relevant, and indicate whether the application is voluntary.
This is an independent estimate, not an official quote. The page can fall back to a limited stored table if the live fee data does not load, so confirm the payable amount before submitting.

What this calculator estimates
This page estimates the fee for selected HM Land Registry applications in England and Wales. You choose an application type, enter the transaction value in pounds and, for applications that use rent, the rent payable. You also indicate whether the application is voluntary. The result shows the fee, the fee scale, the value used and, where relevant, a reduced electronic fee. It is an estimate to help you plan a payment, not a quotation or legal advice.
How to use the form
Start by choosing an application type. The list is loaded from the current fee data used by the page; if that data cannot load, a small fallback list is shown. Enter the transaction value as whole pounds. Some applications also use rent, so fill that field when it applies. Answer the voluntary question carefully, because the fee table can differ. Press calculate and read the fee panel. If you change the application or value, run the calculation again.
Why the application type matters
Different applications use different fee scales. A transfer of the whole property for value is not priced the same way as a first registration of a leasehold, an adverse possession application or an appropriation of a registered estate. The form uses the selected application's scale and notes to decide which value field matters. Choosing the wrong application can produce a number that looks plausible but is irrelevant to your case.
Value bands and scales
Value-based fees are arranged in bands. A transaction below a threshold pays one fee, the next band pays another, and the highest band applies from its lower limit upward. The page may show Scale 1 or Scale 2, and some applications are fixed-fee or not applicable to a value scale. The top band is open-ended, so a very large value still maps to the highest listed fee. Do not interpolate between bands; the fee changes at the boundary.
Rent and leasehold applications
Some leasehold and first-registration applications use rent as well as, or instead of, transaction value. The form shows a rent field for those cases. If you leave it blank when the application expects rent, the estimate may be too low. If you enter rent for an application that does not use it, the field may be ignored. Read the note shown with the selected application and check the value-used line in the result.
Voluntary applications
A voluntary application can have a different fee from a compulsory one. The radio buttons default to No, so change the answer only when the application is genuinely voluntary. The distinction is legal and factual, not a way to get a lower estimate. If you are unsure, check the official guidance or ask the conveyancer handling the matter. The calculator does not decide whether an application is voluntary.
Electronic and reduced fees
Some applications have a reduced electronic fee when submitted through the appropriate channel. The result can show both the standard fee and the electronic amount. A reduced fee is not automatic for every application, and the page cannot confirm that your submission will qualify. Use the figure as a planning estimate and confirm the payable amount in the official service before you pay.
Where the fee data comes from
The page tries to load the government fee schedule when it opens. If that request is blocked or fails, it falls back to a stored table covering four common applications and a limited set of bands. The fallback is useful for a rough check, but it is not a complete copy of every application. A missing option or an unexpectedly short list is a sign that the live data did not load. Reload the page or check the official source.
Whole pounds and decimal values
The form works in pounds and expects a transaction value. The current calculation truncates decimal values rather than rounding them to the nearest pound. A value with pence can therefore fall into a lower band than you might expect. For a formal estimate, enter whole pounds and confirm the treatment of any consideration that includes decimals. Do not rely on the displayed number for a legal completion statement.
What the result does not include
The estimate does not include legal fees, search fees, stamp duty, VAT, bank charges or other disbursements. It does not decide whether the application is correct, whether the property is registered, or whether a leasehold apportionment applies. It does not replace the official fee calculator or the advice of a solicitor or licensed conveyancer. A low fee estimate can still be wrong if the application type is wrong.
Privacy and use
The calculation runs in your browser using the fee data loaded by the page. The values you type are not submitted as a formal application and do not reserve a fee. Avoid entering personal or commercially sensitive details that are not needed for the estimate. The page does not file anything with HM Land Registry and does not provide a payment reference.
What not to do
Do not pay a fee based only on this page when the transaction is complex. Do not choose an application type by matching a similar-sounding name; use the official application guidance. Do not assume the fallback table is complete. Do not ignore rent for a leasehold application. Do not treat a reduced electronic fee as guaranteed. Do not use the estimate as evidence that a registration application has been accepted.
